Q. What does our loss mitigation services do for you?
A. There is a duality to our objective goal for you as our client.

1. Advocate and negotiate for security in your home mortgage.

2. Advocate and negotiate to make your home mortgage an affordable expense.

We seek an accommodating agreement from your lender that achieves the two aforementioned. If you are in default we diligently work to halt any foreclosure proceedings from moving forward. We advocate and negotiate to permanently modify your current contractual loan agreement by your predefined goals and objectives.

Q. Should I attempt to negotiate with the lender myself?
A. This is our most commonly asked question. There are many legal aspects to protecting your home. Banks and lenders are in the business of making money from you. They have skilled and seasoned personnel advocating their position, often with attorneys and/or legal experts on their side. Our belief is simply - you should have the same. Having professionals on your side can reduce stress; it could save you thousands of dollars and/or save your home.

Q. How long do I have to act?
A. Another very common question for us. Our answer is always, “Time is of the essence” when you begin to fall behind on the mortgage payments. The bank and/or lender execute upon a timeline and often the homeowner is not aware of the strict timelines and laws that pertain to the matter. We have spoken to individuals whom had already lost their home and were not even aware. The next thing was a Sheriffs removal of the family from the property. If you are behind – the matter warrants your immediate attention. Time is of the essence.

Q. Do I need to have a special type of mortgage to qualify for help?
A. Generally no. Currently, many lenders are apt to work with individuals/families in Adjustable Rate Mortgages or Option ARMs (“Pick-a-Payment” programs). Having a conventional conforming FHA backed mortgage, non-conforming, Jumbo, Super Jumbo, rural, Freddie Mac or Fannie Mae GSE backed mortgage, VA, etc., is often viewed as moot. We are able to work with all these loan scenarios.

Q. How long does the process take?
A. The length of time to complete the process depends upon many factors. For example: What is the complexity of a particular case? Is the Banks or Lenders workload slowing progress? Is the client current with their mortgage payments or are they late? Is there a pending public auction date or sale date? With these questions in mind a case can take forty-five (45) days to six (6) months.

Q. How fast can you stop the foreclosure?
A. Up until the actual sale date of the property there is hope for you. However, every case is different and contingent upon many different factors. The absolute best thing you can do is act immediately and ensure you are well informed. If the home has an auction sale date pending, you need to act swiftly.

Q. Should I file bankruptcy to try to save my/our home?
A. Filing bankruptcy leaves you at risk of having a foreclosure and a bankruptcy on your credit report. We rarely, if ever, recommend bankruptcy as the answer. According to the American Bar Association, ninety-six percent (96%) of all individuals who file bankruptcy are NOT able to save their home.

Q. If I can no longer afford the payment on my home will you still be able to help us?
A. Yes. The majority of lenders want you to stay in your home and continue to make your monthly payment. We advocate and negotiate to make that payment affordable and ensure you have a good quality of life and are not “house broke”. Negotiation experience is critical at this point. Our ability to negotiate and present our case to the lender could save you hundreds if not thousands of dollars.

Q. Numerous companies have contacted us offering help, what is different about United Mortgage Solutions?
A. Many of the predatory lenders whom were partially at fault for our declining market are still doing business. All too often the adage, “you get what you pay for” rings true in this industry.
